Baldivis is the biggest active growth front in our delivery area, a string of large estates, Parkland Heights, Woodlands and Spires among them, still releasing new stages years after the suburb first started filling in. It's grown from a scattering of rural blocks into one of Perth's biggest suburbs by population, and the building hasn't slowed. We run down from Hope Valley on the Kwinana Freeway and Mandurah Road most days, about 20 to 25 minutes, carrying everything from house pad fill to turf underlay for the new streets going in.
Baldivis sits on Spearwood dune country, yellow sand over limestone, the same free draining ground found through Rockingham and much of the coastal strip. It's kind ground to build on, diggers move through it easily and it doesn't hold water against footings the way clay does further inland toward Byford. What makes Baldivis different from an established Spearwood suburb like Rockingham or Hamilton Hill isn't the sand, it's the stage of development, this is still very much a suburb under construction, with fresh estates releasing new land most years rather than a built out area doing renovation work.
Parkland Heights, Woodlands and Spires are three of the bigger active estates carrying Baldivis's growth at the moment, between them accounting for well over a thousand new lots at various stages of release and construction. Spires alone covers around 120 hectares in North Baldivis. That kind of volume means our order book here is dominated by new build work, site fill, driveway base and turf underlay for houses going up on blocks that were paddock a few years ago, rather than the top-up and replacement work that makes up most of an established suburb's deliveries.
Baldivis is a longer trip than our home patch closer to Kwinana, but a fast one, mostly freeway the whole way down from Hope Valley.
We run this corridor often enough to know which stages are still under construction and where the finished streets begin, which matters when a delivery has to find a house that isn't on the map yet.
Red sand is the standard for site fill and pad build up ahead of a slab, still the first order on most new blocks here. Concrete roadbase goes down under the driveway and crossover, chosen for the strength it holds under vehicle weight once compacted. Drainage stone is worth getting right from the start too, a new block with no established garden needs its soakwells working properly from day one rather than relying on surrounding lawn or beds to slow water down. Lawn mix rounds most jobs out as the underlay for first turf, and red brick fines are a common, low maintenance path and garden finish in the newer, tighter courtyard gardens these estates are built around.
