Jandakot, Banjup and Treeby sit east of the Kwinana Freeway around Jandakot Airport, in the corner of the City of Cockburn currently in the middle of one of the bigger planning changes in the whole corridor. Jandakot itself is largely industrial and business park land around the airport, while Banjup and Treeby have stayed semi rural, big blocks, market gardens and lifestyle properties, for decades. That's changing now the area has been identified for urban expansion, and our tippers are already out here carting fill and roadbase for the early stages of that change, about 20 to 25 minutes from Hope Valley via the freeway and Armstrong Road.
In 2023 the state government identified roughly 580 hectares around Banjup and Treeby as an Urban Expansion Area, and the City of Cockburn has been working through a district structure plan for the land since. None of that means overnight change, rezoning and subdivision approval still has to work through the planning system, but it does mean the area is firmly on the path from rural blocks to suburban streets. For now that shows up as early civil works, access roads, drainage and site preparation on the larger parcels, well before house frames start going up in any numbers. It's a different stage of development to Baldivis or Rockingham, further back in the cycle, but moving.
Jandakot, Banjup and Treeby sit on Bassendean dune sand, the same old, leached, low fertility sand found across Cockburn and Success further west. On a market garden or lifestyle block that's been irrigated and worked for years it can be reasonably productive, but strip that same ground back for a new driveway, shed pad or the first stage of an estate and what's underneath is pale, hungry sand with next to no clay or nutrient in it. Anyone clearing a block here for new building or landscaping should plan on bringing soil condition or fill in rather than relying on what's already there to support a garden or lawn.
The suburb of Jandakot itself is different again, most of it is business park and industrial land built up around Jandakot Airport, one of the busiest general aviation airports in the country. Warehousing, trade suppliers and light industrial operations along Berrigan Drive and Armstrong Road are a steady source of work for us, hardstand and yard base mostly, alongside the acreage and early estate work further east in Banjup and Treeby. It means our delivery run through this pocket can cover two quite different jobs on the same afternoon, a load of roadbase for an industrial yard and a load of fill for a rural block a few streets away.
It's one of our longer Cockburn runs, out past the built up suburbs and across toward the airport, but still straightforward on freeway and arterial roads the whole way.
We cover both ends of that run regularly, so a tight industrial gate off Berrigan Drive and an open acreage entrance in Treeby are jobs our drivers know equally well.

The natural ground is Bassendean sand, old, leached and low in nutrient. Market gardens that have produced well for years have usually had decades of irrigation and soil improvement built into them, the natural sand underneath is still thin, hungry ground.
