Southern River, Harrisdale and Piara Waters make up the southern growth front of the City of Gosnells, three suburbs still filling in with new housing off Ranford Road and Nicholson Road. The Southern River Precinct 3 structure plan, covering 365 hectares between Southern River Road and Ranford Road, has been guiding subdivision here since 2022, and the new Ranford Road train station, opened in 2025, has sharpened demand for the land still coming to market around it.

Unlike the older suburbs closer to Perth, large parts of Southern River, Harrisdale and Piara Waters were broadacre farmland within living memory, and pockets still are. New stages keep releasing off Nicholson Road, Ranford Road and Warton Road, which means our order book here is dominated by new construction, pad fill, driveway base and first turf, rather than the renovation and top-up work we see in an established suburb. It is a similar story to Canning Vale next door, just a step or two further back in the build cycle, with more raw land still waiting to be turned into blocks.

All three suburbs sit on the Bassendean dune system, the oldest and most leached sand on the Swan Coastal Plain, grey to white, low in clay and slow to hold onto water or nutrient. New turf and garden beds here need organic matter worked through before anything green will hang on through a Perth summer, and that is before you factor in a builder's compacted, stripped-back building pad, which starts even further behind than an ordinary sandy backyard. It is workable, easy digging ground, just hungry ground, and it needs feeding rather than fighting.

A run past two new stations

We come out from Hope Valley on the freeway and then cut across via Armadale Road, passing close to both the Nicholson Road and Ranford Road stations on the way in, both opened in 2025 as part of the Thornlie-Cockburn Link and both drawing further residential and townhouse development to the streets around them.

What new blocks here are ordering

Red sand handles site fill and pad levelling ahead of a slab, and soil conditioner goes through garden beds before planting so the Bassendean sand underneath has something to hold onto. Lawn mix is the standard underlay for new turf across all three suburbs. Concrete fines are a common alfresco and path bedding choice on new builds, and drainage stone goes in around soakwells, which need to work properly from day one on a freshly filled block with no established garden to help soak water away or slow it down before it reaches the drain.
