Wellard and Casuarina sit inside the City of Kwinana, just up the Kwinana Freeway from our Hope Valley yard, close enough that most deliveries here are done inside 15 minutes. Wellard has had a passenger train station on the Mandurah line for a decade now, and estates like The Village at Wellard and Providence keep releasing new stages around it. Casuarina, tucked between Wellard and Anketell, is a quieter mix of established acreage and newer housing coming in behind it.
The Village at Wellard was one of the first developments in WA built around an existing train station rather than waiting for one, and at full build-out it is planned to carry around 1,700 households across roughly 320 hectares. Providence Estate, further along Wellard, has been releasing stages for several years now and still has new land coming to market. That means our work in Wellard leans heavily toward new construction: pad fill, driveway base and turf underlay for houses going up on freshly subdivided blocks, rather than the renovation jobs you see in an older suburb.
Casuarina sits south and east of Wellard, closer to the Peel region boundary, and still carries pockets of larger, older blocks alongside newer housing pushing in from the Wellard side. Jobs here are a genuine mix, acreage properties wanting a load of fill or gravel for a driveway or shed pad, alongside standard suburban builds on smaller lots. Like the rest of the Kwinana coastal strip it sits on Spearwood dune country, free-draining yellow sand over limestone, so drainage generally behaves itself once a soakwell is in, and there's none of the wet-winter site access trouble you get further inland on heavier ground.
Wellard and Casuarina are about as close to our yard as any suburb we deliver to, which suits a growth corridor where builders often want a load same day or next day to keep a slab or turf job moving. It is a quick run whether it's for a new home site or a single trailer drop to an established acreage block.
New home sites want red sand for fill and pad build-up, concrete roadbase for the driveway and crossover, and lawn mix once the turf goes down over a freshly stripped block. Enviro mulch is a common finish for garden beds on new blocks where owners want something established-looking without waiting years for it to fill in, and cream crushed brick is a popular low-maintenance ground cover in the newer, tighter courtyard style gardens going into estates like Providence, where there's often not much bed space to work with once the house, alfresco and driveway are accounted for.
